A booking made on another site reaches PMStay when it next reads that site's calendar, every 32 minutes, so one made in between can still clash, and PMStay lists it on Today.

No. It proposes each change — a new reservation, a check-in, a new room — and nothing is saved until you approve it.

PMStay does, never the assistant: each night or hour at the room's rate, which can change by season and weekday, with a price per extra guest, week and month discounts, your fees such as cleaning or a tourist tax per guest per night, and the tax. When a booking site has already charged a total, that total is kept.

Yes. Each unit you rent — a private room, a dorm of shared beds, a studio, a desk — is booked by the night or by the hour.

Through calendar links: add a room's calendar link from Airbnb, Booking.com, Vrbo or any site that offers one, and PMStay reads it every 32 minutes and closes the dates booked there; give that site the room's own PMStay calendar link, and it sees your bookings as unavailable. Prices and guest details do not sync, so send the assistant a booking's confirmation to add the guest.

Yes, at no extra cost. Invite each person with a link that works once and expires after 7 days; staff work in the book and with the assistant, while only you change the property's settings, its staff and the plan, or delete it.

Yes. Record each payment, refund and extra on the reservation, and PMStay keeps its balance and lists the reservations that still owe. PMStay itself takes no payment from your guests.

Yes. Each reservation keeps its guests' names, nationalities, ID documents and their numbers, birth dates and addresses; the assistant can read them from a photo of a passport or ID card for you to approve, and the register downloads as a CSV file.

Yes. The same book opens in any browser, on a computer or on a phone.

Nothing is deleted, and you can still check guests in and out, record payments and change or cancel any reservation; new reservations, new units, another property and the assistant need the plan.

Yes. Your reservations, units, rates, fees, charges, payments, blocked dates and guest register download as CSV files from Settings at any time, whatever your plan.

No. The AI runs on Cloudflare's servers under our own account; nothing you put in is sent to another AI company or used to train a model.

Yes. Deleting your account in Settings erases everything in it at once; backup copies are deleted within 30 days.
